Founder review layer
The provisional decisions, strongest objections and feedback tools in one place.
Proceed with the integrated RDI thesis as a governed development operating system, pending founder review.
Use a predevelopment facility or paid strategic work first, with selective co-GP participation only where authority is clear.
Treat enforceable public value as a threshold condition for the RDI label.
Readable version for Erik Gillberg. This is the short version of the repo state.
I chose the integrated thesis: Now City Regenerative Development Intelligence is a governed development operating system that compounds active master-developer judgment, programmatic capital, enforceable public value, business ecosystem formation, integrated infrastructure, adaptive technology and long-term operations across market cycles.
The thesis is provisional. It does not claim Now City already has an independent district-scale track record. It argues that credibility can be organized honestly through active participation, governance, attribution, economics, public commitments and evidence.
The strongest parts are:
The weakest parts are:
1. Whether the integrated thesis remains the right public posture after feedback.
2. Whether the first capital path should be predevelopment facility first, selective co-GP second.
3. Whether enforceable public value is mandatory for the RDI label.
4. Which first pilot geography and partner context should be used to prove the process.
5. What publication posture is right: proprietary, open standard or hybrid.
Ask whether the model respects what took decades to learn, whether the participation roles are worthwhile, what economics would feel fair, what should never be captured, and whether they would trust the platform near their relationships.
Ask what they would actually invest in, whether a predevelopment facility is credible, what governance and stop rights they require, how they would underwrite contributed senior-developer experience, and what track-record language would be disqualifying.
Ask whether the model adds public capacity without bypassing public authority, whether public-value commitments are enforceable enough, who should represent local people and businesses, what displacement protections must come first, and what would make the model feel extractive.

Download questionnaireUse this questionnaire when sending the RDI first draft for review. Ask reviewers to cite chapter and section headings when responding.
1. What part of the argument felt most credible?
2. Where did the argument lose your trust?
3. Which claim needs more evidence?
4. Which mechanism is still too vague?
5. What risk is understated?
6. What would need to change before you would participate?
1. Does the draft respect the judgment, relationships and risk that took decades to build?
2. Which participation role would be meaningful: project chair, senior review committee, co-GP, paid fellowship, one-time reviewer or another form?
3. What economics or controls would make participation worthwhile?
4. What should never be captured, generalized or attributed?
5. Would you introduce trusted capital relationships to this platform? Why or why not?
1. What exactly would you be willing to fund first?
2. Is the predevelopment facility first posture credible?
3. What sponsor, governance, reporting and stop rights would be required?
4. How should contributed senior-developer experience be represented?
5. What language or structure would make this uninvestable?
1. Does the model add public capacity or risk bypassing public authority?
2. Which public decisions must remain fully public?
3. Which public-value commitments can survive administration changes?
4. What procurement, staffing, infrastructure or legal constraints are missing?
5. What would make a city decline this platform?
1. Are the public-value commitments enforceable enough?
2. Who should represent residents, workers and local businesses?
3. What protections need to be in place before land values move?
4. What ownership or remedy structures would matter most?
5. Where could this model still become extractive?
1. Does the draft describe real ecosystem formation or just better leasing?
2. Which anchors, suppliers, workforce partners or universities would need to participate?
3. What physical spaces or operating supports are missing?
4. How can small businesses survive the district's success?
5. Which metrics would prove real business formation?
